Buying a home in New York is exciting, but coming up with a down payment and closing costs can make getting to the closing table feel a little overwhelming.
That’s where SONYMA loans may help.
The State of New York Mortgage Agency (SONYMA) offers mortgage programs designed to make homeownership more accessible for eligible New York homebuyers. Depending on the program and your qualifications, SONYMA may offer competitive fixed-rate financing, low down payment options, and assistance with some of the upfront costs of buying a home.
Here’s a closer look at how SONYMA works and what you should know before applying.
A SONYMA loan is a mortgage offered through participating lenders to eligible homebuyers purchasing property in New York State.
There isn’t just one SONYMA loan. There are different mortgage and assistance options, each with its own eligibility requirements. The right option for you can depend on factors such as your income, where you're buying, the type of property, purchase price, and whether you're a first-time homebuyer.
Two primary SONYMA mortgage options are Achieving the Dream and the Low Interest Rate Program.
Achieving the Dream is designed to help eligible lower-income New Yorkers become homeowners.
The program offers 30-year fixed-rate financing, low down payment requirements, and the potential to combine your mortgage with SONYMA down payment assistance.
Income limits, purchase-price limits, property requirements, and other restrictions apply. First-time homebuyer requirements also generally apply, although exceptions may be available for eligible military veterans and buyers purchasing in certain federally designated Target Areas.
SONYMA's Low Interest Rate Program is another 30-year fixed-rate mortgage option available to qualified New York homebuyers.
Eligible properties may include single-family homes, certain 2- to 4-family homes, condominiums, cooperative apartments, and qualifying manufactured homes.
Like other SONYMA programs, income, property, purchase-price, and other eligibility requirements apply.
For many buyers, the mortgage payment isn't the biggest obstacle to homeownership. It's having enough money available upfront for the down payment and closing costs.
SONYMA offers several assistance options that may help eligible buyers overcome that hurdle.
SONYMA's Down Payment Assistance Loan, commonly called DPAL, may help eligible homebuyers cover down payment and closing costs.
Standard DPAL offers:
It's important to understand that DPAL isn't simply "free money." If you sell your home or refinance your mortgage within the first 10 years, all or part of the assistance may need to be repaid.
Your SONYMA first-mortgage rate may also be different when DPAL is used, so it's important to look at the entire financing scenario rather than the assistance amount alone.
Eligible lower-income homebuyers may have another option through DPAL Plus.
DPAL Plus provides eligible borrowers with up to $30,000 in assistance through a 0% interest loan with no monthly payment. Assistance maybe used toward a down payment, closing costs, and single-premium private mortgage insurance.
Eligibility is more limited. Homestead's current materials identify DPAL Plus for qualifying low-income borrowers who are first-time homebuyers, qualifying U.S. military veterans, or buyers purchasing within a federally designated area. Low income is defined as household income below 60% of Area Median Income with a $500,000 purchase-price limit. Program eligibility, funding, property requirements, and other restrictions apply.
Not qualifying for DPAL Plus doesn't necessarily mean SONYMA assistance is off the table.
A Repayable Second Lien (RSL) may be another option.
RSL is an interest-free, deferred-payment second mortgage for eligible low- and moderate-income homebuyers. It has no monthly payments, a minimum loan amount of $3,000, and maximum assistance of 5% of the net purchase price. It must be used with a SONYMA first mortgage.
Unlike forgivable assistance, the RSL must be repaid when the home is sold, the first mortgage is refinanced, or the first mortgage is paid off.
In simple terms: If you're interested in down payment assistance, don't assume there's only one SONYMA option. Your loan originator can help determine which programs may be available based on your circumstances.
There's no single answer because SONYMA eligibility requirements vary by program.
Some of the factors that may be considered include:
First-Time Homebuyer Status
Many SONYMA programs are geared toward first-time homebuyers. However, certain exceptions may apply, including for qualifying military veterans and purchases in designated Target Areas.
Household Income
SONYMA programs have income limits. The applicable limit can depend on the program and where you're purchasing a home.
Household income calculations may include income from household members taking title, even when that person isn't a borrower.
Purchase Price
SONYMA purchase-price limits apply and may vary depending on the program, location, and property.
Your Credit and Finances
You'll still need to meet applicable mortgage underwriting requirements. This includes additional credit, income, assets, documentation, and housing-history requirements that must be reviewed as part of the qualification process.
Homebuyer Education
Homebuyer counseling or education may be required depending on the SONYMA program and financing scenario.
Depending on the program and property eligibility, SONYMA financing may be available for several types of homes, including:
Multi-unit properties can have additional requirements.
The easiest place to start is by talking with a lender familiar with SONYMA financing.
Your loan originator can review your income, credit, available funds, property goals, and other information to see which SONYMA options may fit your situation. From there, you'll complete a mortgage application and provide the documentation needed when applying for a mortgage to help determine eligibility and obtain loan approval.
Because SONYMA programs have specific requirements, starting the conversation before you begin seriously shopping for a home can be helpful. You'll have a better understanding of which programs you may qualify for and how much cash you may need for your purchase.
Before you start shopping, it can also help to understand the difference between pre-qualification and pre-approval.
Do I have to be a first-time homebuyer to qualify for SONYMA?
Many SONYMA options have first-time homebuyer requirements, but there can be exceptions, including for qualifying military veterans and purchases in certain Target Areas.
Can SONYMA help with my down payment?
Potentially. SONYMA offers down payment and closing-cost assistance programs for eligible borrowers. The amount, repayment terms, and eligibility requirements depend on the specific assistance program.
Is SONYMA down payment assistance a grant?
Not necessarily. SONYMA assistance programs have different repayment and forgiveness terms. It's important to understand exactly how the assistance you're considering works before choosing a program.
Does SONYMA have income limits?
Yes. Income limits apply and can vary by program and other eligibility factors.
Can I buy a multi-family home with SONYMA?
Potentially. Certain 2- to 4-family properties may be eligible, but additional property and borrower requirements can apply.
Can I use SONYMA to buy a manufactured home?
Potentially. Some manufactured homes are eligible. It is important to check with your Loan Originator to make sure the property you are looking at meets SONYMA's manufactured-home requirements.

If you're planning to buy a home in New York, SONYMA financing is worth exploring. The combination of mortgage options and potential down payment or closing-cost assistance can give eligible homebuyers another path toward homeownership.
And if you don't qualify for one assistance program, don't automatically assume you're out of options. There may be another SONYMA program that better fits your situation.
